Selling a house in Munich — discreetly, in line with market conditions, with a premium estate agent
Selling your own home in Munich is one of the most expensive and, at the same time, most personal financial decisions you can make. Selling a property in Munich requires a valuation in line with market conditions, the right marketing approach and a point of contact who knows the city’s neighbourhoods. RIEDEL Immobilien is a family-run business based in Munich since 1982, working on behalf of owners across all parts of the city: from terraced houses in need of renovation to villas in the top price bracket. Four factors determine the outcome when selling a house in Munich: the timing, the chosen method, a realistic valuation and a well-organised process. It is best for owners to clarify these four points before selling their house in Munich.
When is the right time to sell?
There is no single ‘perfect’ time to sell. What matters is the interplay between market conditions, the condition of the property and your personal circumstances. Following the interest rate rises of recent years, buyers in the Munich house market are doing their sums more carefully, financing is being scrutinised more closely, and the price must be right from the outset. At the same time, the supply of detached houses and plots within the city limits remains scarce, as existing developments can hardly be expanded.
For owners looking to sell a house in Munich, the market is therefore not a fixed entity, but rather a window that opens or closes for their particular property. A well-maintained detached house in a sought-after location will find a buyer even during quieter periods in the market. With an older house in Munich, however, targeting the right buyer group is more important than the calendar month, as a property in need of renovation requires significantly more preparation than one that is ready to move into. Ultimately, it is not so much the time of year that matters as a realistic assessment of one’s own property.
Selling a house in Munich: what matters in the property market
The residential property market in Munich is not a uniform market. The layout of the plot, the condition of the building and its suitability for the relevant buyer group determine its value, and the buyer group depends heavily on the type of property. Owners usually sell detached houses in Munich to families for whom the plot and garden are the deciding factors. Semi-detached houses in Munich are more often bought by couples and smaller families looking for a price advantage over a detached house.
Many owners first consider whether they can sell their house in Munich privately. A private sale rarely fails because of the advert itself, but rather due to pricing, negotiations with financially strong buyers and the need for discretion. This is precisely why owners engage an estate agent when selling a house in Munich. An experienced estate agent specialising in house sales in Munich handles the valuation, marketing, negotiations and the entire transaction right through to the notary, and knows the buyer demographic from their day-to-day work. You can find out what matters when choosing an estate agent under ‘Estate Agents in Munich’.
Valuation is the first step
Before the property is put on the market, its value must be determined. A valuation in line with market conditions forms the foundation of any sales strategy. It prevents a starting price that is too high from leaving the property on the market for months on end, or a price that is too low from effectively giving away assets. RIEDEL does not determine the value using flat-rate per-square-metre averages, but rather by considering the location, plot layout, condition of the building and the prices actually achieved for comparable properties. The methods in detail (comparative, asset-based and income-based valuations) are explained on the Property Valuation in Munich page.
To begin with, an initial, non-binding valuation is sufficient. [CTA (Primary) | Request a valuation → /de/leistungen/fuer-eigentuemer/immobilienbewertung/]
Three ways to sell a house
Not every property is sold in the same way. The most suitable approach depends on the property itself, the target audience and the owner’s objectives. Before the property is put on the market, RIEDEL discusses which of the three approaches is best suited to the specific property.

Traditional marketing
The public approach relies on a high-quality property brochure featuring professional photographs and floor plans, a presence on the relevant property portals, and outreach via the RIEDEL network. It generates the widest reach and is suitable for properties where broad visibility increases the number of serious prospective buyers.
Discreet off-market marketing
Some owners do not want neighbours, colleagues or the wider market to find out about the sale. With off-market marketing, a property is offered without public adverts: to carefully selected prospective buyers and via personal networks. As part of the international property network of Christie’s International Real Estate, RIEDEL is also able to reach international buyers with links to Munich. The Christie’s International Real Estate website explains how this network works. This discretion is not a blanket factor driving up prices, but rather a matter of protecting privacy and maintaining control over the process.
Bidding process
For properties with a large number of serious prospective buyers, a structured bidding process may be advisable: buyers submit their bids within a set framework, and RIEDEL oversees the process transparently. Whilst this process does not replace a valuation or guarantee a maximum price, it does provide clarity when demand significantly exceeds the number of available properties.
Why property owners choose to sell with RIEDEL
RIEDEL has been established in Munich-Nymphenburg for over 40 years and now has several offices in the city and the surrounding area. An overview can be found under ‘Branches in Munich and the surrounding area’.
RIEDEL is a member of the IVD and was named Estate Agent of the Year 2025 (Bellevue). For property owners in Munich and the Fünfseenland region, however, it is the sales process itself that matters most: a realistic valuation rather than inflated expectations, a high-quality presentation of the property, the discreet approach to pre-registered buyers, and a dedicated point of contact from valuation right through to handover. For properties in the top price segment, we also draw on our experience in brokering luxury properties in Munich. The overview ‘Selling Property with RIEDEL’ summarises the general framework and all other sales services.

Here’s how selling a house works: six steps

Selling a property with RIEDEL always follows the same sequence:
- Initial consultation and definition of objectives: clarify the current situation, timeframe and level of confidentiality required.
- Valuation and sales strategy: determining a market-based value, target audience and marketing approach.
- Documentation and preparation: Compiling documents and preparing the property for viewings.
- Marketing: traditional or off-market, depending on the chosen strategy.
- Viewings and negotiations: qualified prospective buyers, price negotiations, credit checks.
- Notary appointment and handover: notarisation, payment of the purchase price, handover of keys.
How long this process takes depends on the property, the asking price and market conditions. It is not possible to reliably guarantee a fixed timeframe for the sale. However, having all the necessary documentation in order and setting a starting price in line with market conditions will significantly shorten the process.
Legal and tax framework
Selling a house involves legal and tax issues that should be clarified at an early stage. For owner-occupied properties, there is generally no capital gains tax payable on sale. For properties let out or held as an investment, the ten-year capital gains tax period applies. A valid energy performance certificate must be available for marketing purposes, and the estate agent’s commission is shared between the buyer and seller in the case of owner-occupied property. This is an overview, not tax advice for individual cases. The ‘Property & Tax’ guide brings together the details and current figures.
A common special case is an inherited house: if the property belongs to several heirs, the community of heirs must jointly agree to the sale. The page ‘Selling an Inherited Property’ explains how this can be resolved in a structured manner.
What documents you need
To ensure a swift sale, the following documents should be provided in full: an extract from the land register, a current energy performance certificate, building documents and plans, calculations of living and usable floor areas, current floor plans, and (in the case of co-ownership shares or encumbrances) the relevant supporting documents. Missing documents are the most common reason why a sale is delayed. RIEDEL checks at the outset what still needs to be obtained.
