Luxury property in Munich — Specialists in the premium sector since 1982

As one of Munich’s leading specialists in luxury property, RIEDEL brokers penthouse flats, city mansions and architect-designed villas. We are part of the international property network of Christie’s International Real Estate; we operate with the utmost discretion, provide advice across generations and are well-versed in the market trends within the city’s premium neighbourhoods – even in those areas where properties are never advertised. This market knowledge stems from our day-to-day work as a property firm specialising in high-end residential properties in Munich and the Fünfseenland region.

What makes a property a luxury property

There is no single feature that defines luxury property. It requires an address that cannot be replicated at will, architecture with its own distinctive character and fittings crafted to the highest standards by the finest tradespeople, as well as a level of privacy that is virtually irreplaceable in a densely built-up urban area. Luxury properties are therefore defined less by their living space than by the plot, the street and the building’s physical condition.

Nowadays, the building’s structure encompasses technology just as much as the masonry. Air conditioning, security systems, smart-home controls and energy efficiency have long been key factors here, although it is not the length of the list of features that counts, but rather how effortlessly a property of this size can be maintained on a day-to-day basis.

This segment starts in the seven-figure price range and extends far beyond that for exceptional properties. The pool of suitable properties is correspondingly small. Luxury properties in Munich rarely change hands, and when they do, it is often without a property brochure ever being published.

Property types in the luxury segment

The range extends from penthouses with roof terraces, through classical city mansions and listed historic villas, to contemporary architect-designed villas and estates with park-like plots. Separate pages provide further details on these property types: Penthouses in Munich, Buying a villa in Munich and Luxury flats in Munich.

A luxury villa in Munich is just as unique as a floor in a palace in Lehel, and its value does not stem from comparability. Two luxury properties rarely resemble one another to such an extent that one could be measured against the other in terms of price.

An overview of sought-after locations

Location is at least as important here as the building itself, and the ten neighbourhoods in which the properties are concentrated differ considerably from one another. Even just a few streets within a single neighbourhood can result in very different property values, because views, the character of the neighbourhood and the layout of the plot carry more weight here than the square metreage. The RIEDEL Market Report 2026 brings together documented price ranges and market figures for the individual locations.

Buyers in the top segment

The pool of prospective buyers is broader than one might expect. It includes Munich families moving within the city, entrepreneurs, senior executives and buyers from abroad who make contact via Christie’s international network.

What they have in common is their approach to searching. They proceed cautiously, first setting out their requirements for location and building condition precisely, and then relying on direct referrals rather than searching on property portals.

Key considerations when buying a luxury property

Three things work differently here compared with the rest of the market. A price only becomes reliable once specific transactions involving similar properties are known, as there is neither a comparable rent nor a price per square metre for unique properties. Confidentiality is the second difference, which is why proof of funds is usually required before a viewing, thereby protecting both parties. And because listed historic buildings and complex building services can entail ongoing costs, every property presentation must include an honest assessment of the property’s condition and any measures that are likely to be required.

Current luxury properties in Munich

For many people, the first step towards buying a luxury property in Munich is to take a look at the current listings. The RIEDEL portfolio currently includes the following exclusive luxury properties:

Luxury property as a long-term investment

Plots in locations of this kind are not being built from scratch, and many houses remain in family ownership for generations. In the top price bracket, purchases are rarely made with a five-year timeframe in mind, and it is precisely these long holding periods that keep supply tight. There is no guarantee of capital appreciation in any market, but the combination of limited supply, an established location and a proven building fabric is the reason why many buyers take a long-term view, spanning decades. RIEDEL, a family-run business based in Munich, has been supporting such decisions since 1982.

As an affiliate of Christie’s International Real Estate, RIEDEL connects the Munich market with a global network specialising in premium property. This enables a property to reach international prospective buyers without the need for public advertising. Conversely, the network gives buyers here access to comparable properties in other major cities.

This is how a consultation at RIEDEL works

When choosing a point of contact, the key factors are who personally knows the owners in these streets and who is actually capable of valuing a unique property. RIEDEL, named Estate Agent of the Year 2025 (Bellevue), achieves this by drawing on long-standing contacts in premium neighbourhoods and employing a process built on confidentiality.

The process begins with a confidential discussion about requirements, locations and timeframes. This results in a search profile, which is discreetly cross-referenced against our own portfolio, our network of offices and off-market properties. We only present properties that have been vetted and are genuinely suitable. Viewings take place without public appointments and, if requested, with a confidentiality agreement. For every serious candidate, RIEDEL compiles the relevant documentation (land registry extract, building plans, energy performance certificate, and – in the case of listed buildings – the relevant official notices) and provides a frank assessment of the property’s condition, location and price level. The same point of contact remains responsible right up to the handover, from negotiating the purchase price through to coordinating with the notary and arranging financing, right up to the handover of the keys.

The same framework applies to owners wishing to sell. Upon request, the property is marketed without any public listing, by directly approaching pre-registered prospective buyers and, where appropriate for the property, via the international reach of the Christie’s network. It is the owner, not the marketing channel, who decides how visible a property becomes.

Personal advice is available at all our offices, including the Nymphenburg branch, which is situated in the heart of one of the quiet residential areas in the west of the city.
