Buying luxury flats in Munich — premium flats in prime locations

Last updated: 24. August 2026 | Reading time: 11 minutes

Whether it’s a penthouse, a refurbished period property or a designer flat: luxury flats in Munich are rarely advertised publicly, regardless of whether they are located in Schwabing, Lehel, Maxvorstadt or Nymphenburg. RIEDEL has been discreetly brokering such properties since 1982. The supply in these prime locations is limited, and prospective buyers scrutinise the address, floor plan and building condition carefully before deciding on a luxury flat in Munich. Buyers in this price bracket take a long-term view: the flat should suit their everyday lifestyle and retain its value over the years.

What makes a luxury flat

Luxury flats in Munich are spread across a wide variety of residential neighbourhoods, ranging from the urban density of Schwabing and the Glockenbach district, through the upmarket Lehel and Maxvorstadt districts, to the park-side locations in Gern, Nymphenburg and Bogenhausen, and further south to Solln and Grünwald. Flats with stucco and parquet flooring in historic Gründerzeit buildings sit alongside contemporary flats in new developments featuring a concierge, underground car park and roof terrace. Choosing a location therefore always involves choosing a cityscape and a neighbourhood, not just a living space.

Four factors determine whether a flat belongs in this segment. The micro-location (street frontage, floor level, orientation, privacy and noise protection) carries more weight than the address alone. The building’s condition – whether it is a historic Gründerzeit building with preserved ceiling stucco, a meticulously renovated Art Nouveau building or a new-build on a small plot in the city centre – has a lasting impact on value and the quality of everyday life. Fittings and building services – from oak parquet flooring and natural stone to underfloor heating and a lift, right through to a parking space and professional property management – are not regarded here as extras, but as minimum requirements. And the floor plan determines whether space translates into quality of living: generous room layouts, well-lit main rooms, and a practical layout.

Only a handful of neighbourhoods are suitable for this segment, and they differ significantly from one another in terms of character, building structure and demand. Within a neighbourhood, it is the micro-location that makes the difference, not the name of the district.

Should I rent or buy a luxury flat?

Renting and buying involve different considerations. The arguments in favour of renting a luxury flat in Munich include flexibility, less capital tied up and a shorter time horizon. This often applies to people with a temporary connection to the city, those who are internationally mobile, or decision-makers who wish to get to know an area before committing themselves. Anyone who chooses to rent rather than buy initially will be supported by our letting advisory service at RIEDEL.

When buying a luxury flat in Munich, the focus shifts to a longer-term perspective: owner-occupation over many years and the question of how the flat will retain its value over that period. Both options can be explored in parallel, and we offer advice on both.

Flat in an older building, penthouses and designer flats

Three main types characterise the range of luxury flats on offer in Munich. They differ in terms of buyer profile, location and the issues that need to be clarified before a purchase is made.

Flats inolder buildings, such as those from the Gründerzeit era and Art Nouveau buildings, appeal to buyers who prefer high ceilings, stucco, parquet flooring and a distinctive architectural style to the standard of new-build properties. The actual state of renovation is crucial, as the preservation of original features can indicate quality just as much as a significant need for modernisation. Before buying, it is therefore worth looking beyond the property brochure: at the communal property, the service charge structure and any measures already agreed upon for the building.

Penthouses form a separate sub-category within the residential property segment. A penthouse in Munich is characterised by roof access, views and a unique floor plan, whilst also incurring higher running costs for terrace and lift maintenance. In return, there are no direct neighbours on the same floor and, with the roof area, you have your own outdoor space right in the city centre.

Designer flats and new-build projects, whether in small complexes or as standalone properties, feature state-of-the-art technology: underfloor heating, an underground parking space, a video doorbell, a lift and energy-efficient construction. New-builds of this kind in Munich’s luxury segment are primarily located in the Old Town, the Glockenbach district and, sporadically, in Bogenhausen, usually in small-scale projects without large plots of land, but with carefully planned fittings and fixtures.

There is no single minimum floor area that defines how large a luxury flat should be. 100 square metres in a prestigious period building with stucco, parquet flooring and a quiet inner courtyard can be more practical than 200 square metres in a new-build with an arbitrary layout. The decisive factors are the layout of the rooms, natural light and the floor plan, not the figure on the plan.

We cover other property types in the luxury segment separately: ‘Luxury properties in Munich’ as an overarching category and ‘Buying a villa in Munich’ for the villa segment.

Market access and consultancy at RIEDEL

A significant proportion of sales in this segment are handled discreetly, without adverts or public marketing. As a result, the most interesting properties in Lehel, Schwabing or Bogenhausen are often not even listed on the usual property portals. Which flats are actually available therefore depends on the estate agent you speak to.

RIEDEL is a family-run business based in Munich, which has been operating in the premium segment since 1982 and remains owner-managed to this day. With three offices in Nymphenburg, Schwabing and Bogenhausen, our advisers are well-versed in their respective neighbourhoods. As part of the international property network of Christie’s International Real Estate, we also reach buyers from across Europe and beyond who are specifically seeking properties of this kind. RIEDEL was named Estate Agent of the Year 2025 (Bellevue) and is a member of the IVD.

We support buyers and sellers in Munich and the Fünfseenland region, drawing on market knowledge gained from actual transactions in these areas.

Here’s how the search works: four steps

1. Define your search criteria

We don’t start with a list of property portals, but with a discussion: Which locations are negotiable, and which aren’t? An older property or a new-build? For personal use, partly as an investment, or both? The more precise the search profile, the more targeted our suggestions from our network can be.

2. Compare location and property type

Schwabing, Lehel, Bogenhausen and the other neighbourhoods differ not only in price levels, but also in building structure, transport links and the local community. We explain the differences based on our own on-the-ground experience and help to tailor the search to your actual preferences.

3. Reviewing and viewing properties

Viewings are scheduled and take place without other people present. We compile the relevant documents in advance – from the declaration of division and the minutes of owners’ meetings to the energy performance certificate – so that even the first viewing allows for a reliable assessment.

4. Preparing for completion

Our team coordinates price negotiations, the appointment with the solicitor and the handover. The specialists at RIEDEL Finance provide advice on property financing: for further information.
