Flats in Haidhausen — Stylish living east of the Isar
From a neighbourhood littered with broken glass to a Gründerzeit residential area
The Au-Haidhausen district emerged as a workers’ and craftsmen’s neighbourhood during the Gründerzeit and was regarded as a run-down area until the early 1980s. With the first regeneration projects and the conversion of industrial sites into residential buildings and cultural venues, gentrification began, a process that is now largely complete. With the Gasteig, Muffatwerk, Auer Dult and Nockherberg, a large part of Munich’s cultural scene is located on this side of the Isar. Many who originally moved here as students have remained loyal to the neighbourhood even after starting families.
To the north, the district borders Alt-Bogenhausen; to the west, the River Isar; and to the south, the Au. Landmarks include the Maximilianeum on the northern boundary and the Deutsches Museum in the southern transition zone. To the west and south, the river and the Isar floodplains define the character of the streets, whilst the northern areas along the Nymphenburg Palace Canal and Preysingstraße draw their character from their proximity to Bogenhausen and Herzogpark.
Flat in Haidhausen: from Mariahilfplatz to the Gasteig area

The neighbourhoods within the district vary considerably. The quietest and most liveable areas are the northern streets bordering Alt-Bogenhausen and Herzogpark, to the east of the Maximilianeum, as well as the Au area to the east of the Deutsches Museum. In these areas, small cafés, owner-run shops and a wide range of cultural activities are usually just a few minutes’ walk from your home.
Existing buildings, major refurbishment and few new builds
The property market in Au-Haidhausen is characterised by Wilhelminian-style architecture. The vast majority of the housing stock dates from the period between 1880 and 1930 and has been refurbished to varying degrees over the past few decades, meaning that prospective buyers are now mostly offered properties that have undergone full-scale refurbishment, featuring modern building services whilst retaining their historic character. Unrenovated or partially renovated older buildings are the exception. The price of a flat in Haidhausen is determined more by its location, floor level, aspect and the condition of the communal areas than by its floor area alone.
New-build properties are rarely constructed in this densely built-up district; when they are, it is usually through infill development, loft conversions or the conversion of commercial properties. Such units stand out clearly from older buildings in terms of floor plan, building services and energy efficiency standards. The majority of properties available to rent are refurbished ‘Gründerzeit’ buildings, which are often let before an advert even appears. For owners and prospective buyers wishing to use official reference values, Munich’s standard land values provide an objective basis for comparison within the district.
Historic buildings from the Gründerzeit era, penthouses and their buyers
The core of the portfolio consists of flats in period buildings: two- to four-storey apartment blocks with spacious floor plans, high ceilings, stucco details and, in many cases, listed façades. Converted attics and penthouse flats have gained in importance as a distinct property category, as the top floors of these Wilhelminian-era buildings offer views that are not available on the lower floors.
Buyers are primarily owner-occupiers seeking an established city-centre neighbourhood: couples, single people and families in the mid- to upper-market segment who deliberately choose a flat in Haidhausen over a new-build in a comparable location. In addition, there are investors who view central, easily lettable older properties as a long-term source of returns. The luxury flats in Munich provide a city-wide overview of the upper price segment.
Rental flats in Haidhausen are in particular demand amongst households wishing to live centrally, close to the Isar and with good transport links. Tenants and buyers alike cite the same reason for choosing this Munich neighbourhood: short distances to the Old Town, without having to compromise on historic buildings and quiet streets.
Valuation comes before the sale
For owners looking to sell, the timing, target audience and marketing approach are all interdependent. As few properties come onto the market in the neighbourhood and many flats are owner-occupied, positioning the property to the small number of potential buyers who are actually in the running often has a greater impact on the price than the general market situation. A refurbished flat in an older building in the Franzosenviertel is therefore marketed differently from a top-floor flat on the high banks of the Isar or a family flat near Mariahilfplatz.
Buying and selling a flat in Haidhausen begins with the same step: a market-based valuation based on local comparable transactions. RIEDEL offers a no-obligation property valuation for this purpose. It is not based on an algorithm, but on specific location and property factors, as well as on the experience of advisers who personally oversee transactions on the ground.
Local expertise and the RIEDEL network
The Bogenhausen branch of RIEDEL is responsible for this area; it is located just a few minutes’ walk north of the Prinzregentenbrücke and therefore close to the Maximilianeum. We regularly handle purchase and sale mandates as well as valuations here, and are familiar with the transaction history of the individual micro-locations from our own consultancy experience.
RIEDEL is a family-run business based in Munich since 1982. We are a member of the IVD and were named Estate Agent of the Year 2025 (Bellevue). As part of the international property network of Christie’s International Real Estate, we also reach prospective buyers who cannot be contacted via public portals. This is particularly important for properties in the premium segment, which require a selective approach to buyers.

Step by step to your new flat
Because the market is fragmented and properties vary greatly from one another, hardly any property purchase here is the same as the last. Nevertheless, the sequence of steps remains the same for most buyers:
- Clarify your search criteria: precisely define the location, size, floor level, state of renovation and budget before viewing the first property.
- Match location with property preferences: the Mariahilfplatz area, the Franzosenviertel, the high banks of the Isar or the area near the Maximilianeum each have their own price ranges, listing frequencies and living standards.
- Review listings: Browse current flats in Haidhausen within the RIEDEL portfolio. Upon request, we can also show properties being marketed discreetly that are not publicly advertised.
- View and assess: The condition of the property, communal areas, building services and neighbourhood can only be assessed on site and not from the property brochure.
- Support right through to completion: price negotiations, the appointment with the solicitor and handover. RIEDEL supports you through every step as a specialist point of contact, but does not provide legal or tax advice.
