Selling a flat in Schwabing — discreetly, with a local branch
Long-term ownership, inheritance, moving house: the typical reasons
Many owners selling a flat in Schwabing have owned their property for decades: as their own home, as a rental investment, or as a flat belonging to their parents that has passed into the family through inheritance. Each of these circumstances raises its own set of questions. Following an inheritance, several parties often need to reach a joint decision before the sale can be discussed. In the case of a job-related move, the timeline tends to be more pressing than market conditions. And a let flat appeals to a different set of buyers than a property that is about to become vacant, which affects both pricing and the approach taken.
Before marketing the property, therefore, decisions must be made regarding the timing, marketing channel and pricing strategy. All three depend on a realistic assessment of what the property can achieve within its local area. To this end, it is worth taking a close look at the location, the property’s condition and the buyer profile before the first property brochure is drawn up. Those who follow this sequence will be in a strong negotiating position later on and will not need to adjust the price during the sales process.
Selling a flat in Schwabing: location, condition, buyer profile
Hardly any other district in Munich combines urban density and historic architecture as closely as Schwabing. A large proportion of the housing stock dates from the Prinzregent era: façades with Art Nouveau details, high ceilings, stucco, double doors and parquet flooring. This stock is not being replenished, as there is hardly any new building taking place in this densely built-up neighbourhood, and a significant proportion of the refurbished flats in older buildings change hands discreetly, without ever being advertised publicly. Every flat in a historic building in Schwabing that comes up for sale is therefore a rarity, and this influences every price negotiation more than any list of fixtures and fittings.
Added to this are two location-based factors that extend far beyond the well-known addresses: the English Garden, which for many buyers serves as a substitute for their own garden, and Leopoldstraße, which brings together shops, restaurants and the underground. Both factors extend the value right into the side streets, which prospective buyers from outside the area only discover on their second visit. The buyer profile is correspondingly urban and focused on the property’s intrinsic qualities: it is not just any flat that is sought, but the character of the neighbourhood itself.
When selling a flat in Schwabing, this combination of quality and location is a good starting point, provided that the price and marketing strategy stand up to close scrutiny by prospective buyers.
Micro-locations: Where your flat is situated is a key factor
Buyers distinguish very carefully between different neighbourhoods and value the same flat differently depending on its address. The ‘Immobilien in Schwabing’ website provides an overview of the district from a buyer’s perspective. When it comes to selling, the most important factor is which buyers are attracted to the specific micro-location.
Valuation: these factors matter
When a flat is sold in Schwabing, a share in the owners’ association also changes hands, and buyers take both factors into account. In addition to the micro-location, the building’s structural condition and the extent of modernisation of the property itself, the condition of the building, the level of the maintenance fund, measures that have been decided upon or are foreseeable, and the minutes of owners’ meetings are therefore all important factors. In a well-maintained building with a well-organised owners’ association, there is noticeably more trust during price negotiations than there is when a roof renovation has been postponed.
Not every factor carries the same weight for every type of flat: a flat in Schwabing is sold primarily on the basis of its floor level, aspect and floor plan, whilst an attic flat is sold on the basis of its terrace, view and the energy efficiency of the roof. A balcony, lift and parking space affect the value in both cases. In older buildings, these features often have a greater impact than expected, as they are rare there.
The ‘Property Valuation in Munich’ page describes in detail how RIEDEL determines the value of a flat (using which methods, which documents and when a valuation report is advisable).
The first step is free of charge and involves no obligation.
The estate agent’s commission: clearly regulated
In the case of owner-occupied flats, the buyer and seller share the estate agent’s commission. This is what the legal provisions on commission sharing stipulate. The specific amount and all terms and conditions are set out in the estate agent’s contract and are discussed during the initial consultation before you commit to anything. There are no hidden side agreements.
The commission corresponds to a defined scope of services: valuation, the collection and verification of documents, a property brochure with professional photography, the organisation and supervision of viewings, the assessment of the buyer’s creditworthiness, price negotiation, and support right through to the notary appointment and handover. The relative importance of each of these elements in any given case depends on the property. The scope of services is agreed upon before work begins.
Discreet or public: the path to the buyer
Not every flat needs to be listed on the portal. For owners who wish to sell their Schwabing flat without tenants, neighbours or colleagues finding out, discreet marketing is the way forward. Instead of placing an advert, a careful pre-selection process determines who gets to view the property at all. This approach is particularly sensible for let flats, during the settlement of an estate, or when personal circumstances mean that the property cannot be advertised publicly.
Public sales capitalise on their reach, provided the listing does justice to the property’s standards. This includes professional photography and video, a property brochure that clearly explains the floor plan and the property’s condition, and, if desired, advice on home staging so that the rooms look, during viewings, as buyers would like to use them later.
Which approach is best depends on the property and your situation, not on a one-size-fits-all rule. Both approaches follow the same process and differ only in terms of who is made aware of the sale.
Local branch, international network
The Schwabing branch offers the quickest route to existing buyers: it manages search requests from prospective buyers who are specifically looking in the neighbourhood and waiting for a property to come onto the market. Anyone wishing to sell a flat in Munich’s Schwabing district therefore does not have to start from scratch. The first point of contact is with these pre-vetted prospects.
For the high-end market, the reach extends even further: as part of the international property network of Christie’s International Real Estate, RIEDEL Immobilien also reaches buyers outside the Munich market. You can find out more about this reach on the page ‘Luxury Properties in Munich’. High-quality, refurbished flats in period buildings and properties on the edge of the English Garden also meet the premium demand described in more detail on the ‘Luxury Flats in Munich ’ page.
Behind this is a company that brokers residential property in Munich and the Fünfseenland region, is a member of the IVD and was named ‘Estate Agent of the Year 2025’ (Bellevue). The contact person at the Schwabing office is Maximilian Riedel, authorised signatory, partner and property economist (IRE|BS). Consultations take place right where the buyers of your flat call home.
The process: six steps to handover
The sale follows the structured RIEDEL sales process, tailored here to the flat in this neighbourhood:
- Initial consultation at our branch: At 21 Hohenzollernstraße, we clarify the current situation, the timeframe and your requirements regarding discretion.
- Valuation with a focus on micro-locations: The valuation takes into account the neighbourhood, the building’s structure and the condition of the owners’ association, not just the square metres.
- Marketing strategy: We determine the marketing approach, target audience and starting price before anything is made public.
- Property brochure and approach to pre-registered buyers: Preparation including photographs and supporting documents. This initial stage often reveals whether an advert is even necessary.
- Viewings and negotiations: Qualified prospective buyers, credit checks, price negotiations.
- Notary appointment and handover: Notarisation, payment of the purchase price, handover of keys.
It is not possible to give a reliable estimate of the time it will take to sell. However, experience shows that the more thorough the preparation in steps one to three, the more swiftly the following three steps proceed. If a house rather than a flat is for sale, the process of selling a house in Munich follows the same procedure at city level.
From the declaration of division to the energy performance certificate: the documents
When a flat is put up for sale, buyers (and the banks providing their financing) regularly request the same documents: the declaration of division together with the rules of association, the minutes of the most recent owners’ meetings, service charge statements and the budget, the current balance of the maintenance reserve, the energy performance certificate, as well as the floor plan and the calculation of living space. In addition, a current extract from the land register is required. For let flats, the tenancy agreement should also be included in the file.
This list is intended as a guide, not an exhaustive one. Which documents are required in each individual case depends on the property and the buyer. Missing documents are one of the most common reasons why the period between the offer to purchase and the appointment with the solicitor is prolonged. RIEDEL therefore checks at the outset what documents are available and what can be obtained via the property management company.

Completed sales in the neighbourhood provide the best insight into exactly how a flat sale works: without prices or addresses, but with the details that really mattered.
