Property in Lehel — High-value living between the Old Town and the Isar

Last updated: 24. August 2026 | Reading time: 10 minutes

Buyers looking to purchase a flat in Lehel are entering one of Munich’s narrowest market segments. Munich’s smallest district comprises just a few streets west of the Isar, between the Old Town, the English Garden and Prinzregentenstraße, and owners here tend to hold onto their properties for long periods. Property here is considered a sound investment not because of short-term trends, but due to the cohesive development of older buildings, its proximity to the Old Town and the limited number of properties available. In Munich, there are few places where peaceful living and short journeys into the city centre come together quite as well as they do here, and it is precisely this combination that defines a flat in Lehel. The property market in Lehel is correspondingly compact, and a significant proportion of properties change hands discreetly without ever being advertised publicly. As a family-run business based in Munich since 1982 and part of the international property network of Christie’s International Real Estate, RIEDEL knows the micro-locations of the neighbourhood from St. Anna-Platz to Praterinsel.

From the Shire of day labourers to a prime city-centre location

The Lehel district in Munich is bordered to the west by the Old Town, to the north by the English Garden and to the east by the River Isar. The Isar floodplains and Prater Island provide local recreational areas.

The character of the neighbourhood can also be explained by its history. What is now part of the city centre once lay just outside the city gates and served as a refuge for all those whom the Munich guilds barred from working and who were therefore not permitted to live within the city walls. To this day, older Munich residents still refer to the district as ‘Lächl’. As late as the 19th century, day labourers and laundresses lived in this floodplain area criss-crossed by streams. Over the course of the 20th century, this outlying area has developed into a densely built-up inner-city neighbourhood predominantly used for residential purposes.

Haidhausen begins on the other side of the Isar. To compare the two riverbank locations, it is worth taking a look at flats in Haidhausen. In terms of transport, the district is connected to the city centre and the rest of the city via Isartorstraße, several tram lines and its own underground station.

Buying a flat in Lehel: an overview of the micro-locations

At the beginning of the 20th century, Prinzregentenstraße was laid out as a grand boulevard. To the north, it separates the neighbourhood from the southern part of the English Garden, whilst to the south, Zweibrückenstraße forms the boundary. Between these two axes lie surprisingly quiet streets. The people who live here enjoy an urban lifestyle but want to be left in peace by the nightlife in Schwabing or at Gärtnerplatz. The character and price levels vary from one address to another, so when buying a flat in Lehel, the micro-location is often a more decisive factor than the square metreage. When looking for a flat, it is therefore worth getting to know the individual streets.

A tight market between older and new-build properties

The properties for sale in Munich-Lehel are almost exclusively flats: spacious historic buildings from the Gründerzeit and Art Nouveau periods, featuring stucco and high ceilings, on the one hand; and a few thoroughly refurbished properties and a handful of new-builds on vacant plots on the other. Houses and plots of land are the exception; vacant building land is practically non-existent.

This also explains the price levels: the neighbourhood borders the Old Town, a park and the river and cannot expand in any direction; new living space is created almost exclusively through refurbishment or loft conversions. The standard land values in Munich provide an initial guide to location-based property values. However, they do not replace the valuation of a specific property, as the floor level, floor plan, condition and view are the decisive factors in such cases.

Renting or buying a flat? Which is right for whom?

This is aimed primarily at those looking for a city-centre flat to keep for the long term: owner-occupiers who choose their location within Munich very carefully, families for whom schools, museums and the English Garden within walking distance are important, and high-end buyers for whom the address and the quality of the building take precedence over the square metreage. Anyone wishing to buy a flat in Lehel usually makes a conscious decision against a larger but less central property elsewhere. The luxury properties in Munich provide a city-wide overview of the high-end price segment.

When it comes to renting, the supply of flats in Lehel is similarly limited. Many properties are let on a private basis without ever being advertised, so finding a flat to rent here is more a question of timing than choice. Whether renting or buying is ultimately the better choice depends primarily on your planned timeframe.

Thinking of selling? Valuation as the first step

For owners considering a sale, the process does not begin with comparing prices on property portals, but with an assessment of the specific property: the micro-location, the building’s structure, its condition and the floor plan are more decisive factors in determining the achievable value than an average figure for the entire neighbourhood. ‘Selling a Property’ explains every step in detail, from the initial property survey right through to handover. The search for a suitable estate agent is facilitated via the ‘Estate Agents in Munich’ service, as RIEDEL does not operate its own branch in the area.

A property valuation is sufficient for an initial, no-obligation assessment.

An international network with an office right next door

RIEDEL has been operating in Munich and the Fünfseenland region since 1982 and, as a Christie’s International Real Estate affiliate, is linked to an international network of buyers, which can be a deciding factor when it comes to discreet brokerage in the city centre segment. RIEDEL is a member of the IVD and was named Estate Agent of the Year 2025 (Bellevue). The company serves this neighbourhood via its nearest branch in Bogenhausen, just a few minutes’ walk across the Prinzregentenbrücke. From there, the team has in-depth knowledge of the market on both sides of the Isar and is on hand to assist both buyers and owners directly.

The path to owning your own flat: step by step

In a market of this size, a systematic approach pays off, both for buyers and for owners looking to sell.

As a buyer:

  1. Define your search criteria: specific location within the neighbourhood, property type, floor level, floor plan and budget

  2. Review the full range of properties on the market, including those not publicly advertised from the RIEDEL network

  3. Coordinate viewings and assess the property on site

  4. Develop a basis for decision-making: assess the property’s condition and whether the asking price is reasonable

  5. Support right up to the appointment with the solicitor

As a seller:

  1. Initial consultation and property survey via the Bogenhausen branch

  2. Market-based valuation of the property

  3. Determining the marketing approach: open or discreet, depending on the property and objectives

  4. Reaching out to buyers via the RIEDEL network and Christie’s partners

  5. Support from the viewing right through to the handover of the keys
