Property valuation in Munich — market-driven, well-founded, confidential

Last updated: 24. August 2026 | Reading time: 12 minutes

A reliable property valuation in Munich is the first step in almost every decision a property owner makes: whether prior to a sale, in the event of inheritance, during a divorce or when refinancing. As a family-run business based in Munich since 1982, RIEDEL determines property values in a data-driven, market-oriented and confidential manner. The initial valuation for property owners is free of charge and without obligation. Where a formal valuation report is required, we will tell you so openly. As a member of the IVD property association, RIEDEL carries out valuations in accordance with recognised valuation methods and with access to real comparative data from the Munich market. As part of the international property network of Christie’s International Real Estate, RIEDEL can also reach buyers far beyond the region when it comes to a subsequent sale. Knowing the value of your property allows you to make decisions with greater peace of mind: regarding the timing, the asking price and the marketing strategy.

When a valuation is worthwhile: from the intention to sell to inheritance

The most common reason is the intention to sell: anyone wishing to sell first needs a realistic idea of the market value before setting an asking price. An objective valuation of a property in Munich protects against two costly mistakes: setting the price too high, which puts off potential buyers and drags out the sales process, and setting it too low, which costs you money.

Equally often, a valuation marks the start of an inheritance process. Within a community of heirs, a transparent valuation forms the basis of any fair settlement, for example if one co-heir wishes to buy out the others. The topic page ‘Selling an Inherited Property’ explains how an inherited property can subsequently be sold.

In the event of a divorce or any other division of assets, an independently determined value also provides clarity for all parties involved. In the case of refinancing or taking out a mortgage, on the other hand, the bank requires a valuation as security. And some owners simply wish to know the current value of their property as part of a structured overview of their assets. These situations are often personal and sensitive, which is why we treat them with the appropriate confidentiality. The ‘Property & Taxes’ guide provides in-depth information on any tax issues that may arise in this context.

How to value a property professionally: three recognised methods

Valuation in Germany follows recognised methods, which are set out in the Property Valuation Ordinance (ImmoWertV). Which method is primarily used depends on the type of property. For most residential properties, three methods are applicable.

What factors determine a property’s value

No method can replace an assessment of the specific value drivers. Location has the greatest impact, and within the city it is often the micro-location within the neighbourhood that makes the difference: a quiet side street opposite a main road, a view of greenery, or proximity to the River Isar, a park or the S-Bahn. The standard land value is also a key factor in determining property value in Munich. The guide ‘Standard Land Values in Munich’ explains how it is calculated and where it can be found.

Location is followed by property-specific factors: year of construction and building condition, energy efficiency – which is increasingly a decisive factor in purchase decisions due to its implications for renovation costs – floor plan and quality of fittings, as well as rights and encumbrances recorded in the land register. Finally, the market cycle comes into play: interest rates, supply and demand shift the price structure over time.

Assessing the current price level accurately

Specific prices per square metre vary considerably from neighbourhood to neighbourhood and over time. A reliable assessment is therefore based on current transaction data rather than on generalised average figures.

For flats in good and average locations, resale prices per square metre have recently ranged predominantly between around 6,600 and 9,000 euros, whilst for new-build properties in comparable locations they stand at around 10,000 euros. In Munich’s prime locations, prices are significantly higher. For 2026, a predominantly sideways trend is emerging: very good, sought-after locations are showing stable values, whilst isolated price pressure remains for properties in need of refurbishment or those priced out of line with the market. The current values by location, property type and year of construction, as well as an analysis of interest rate trends, can be found in the Munich Market Report (data source: Munich Valuation Committee, as at June 2026).

We have deliberately ensured that these figures are consistent with the guide ‘Standard Land Values’ and the ‘Market Report on Apartment Buildings in Munich’, so that the information does not contradict itself across the pages.

What the valuation suggests: sell, hold or hedge

A valuation is not an end in itself, but leads to a decision. If the decision is to sell, the next question is how to proceed: Public marketing via portals and adverts reaches the widest audience, whilst discreet marketing presents a property specifically to pre-registered prospective buyers without public visibility – the preferred approach for many owners in the upmarket segment. The pages ‘Selling Property in Munich’ and ‘Selling a House in Munich’ explain in detail how a sale works.

Not every valuation leads to a sale. Sometimes holding on to the property is the wiser decision; at other times, a formal valuation report is recommended for a specific purpose. Which of these options is best suited to the situation at hand is something we’ll discuss.

Property valuation in Munich with RIEDEL: a free initial estimate or a market value report?

RIEDEL offers two distinct services for property valuations in Munich. Firstly, there is the free property valuation: a market-based estate agent’s estimate of the likely sale price, which is non-binding and free of charge. It is based on real comparative data, a viewing of the property and our advisers’ market knowledge. For most owners who are considering a sale or wish to know the value of their assets, this is exactly the right starting point.

This is to be distinguished from the formal market value valuation report in Munich. Such a report is subject to a fee and is drawn up by a qualified valuer. It is required when a valuation must stand up in court, before the tax authorities or in a disputed matter. We will let you know straight away if you need an expert for this. If necessary, we can arrange for a publicly appointed or certified valuer from our network to prepare the formal valuation report. We consider this clear distinction to be more important than a hasty promise regarding the value.

There are good reasons why our valuation is professionally sound: RIEDEL carries out valuations in accordance with the recognised standards of the IVD, has been firmly established in the market as a family-run business since 1982, and was named Estate Agent of the Year 2025 (Bellevue). Our team includes property economists (IRE|BS) as well as DIA-certified valuers. We operate in Munich and the Fünfseenland region, with branches in Munich and the surrounding area.

What documents help to ensure a reliable assessment

The more complete the documentation, the more accurate the valuation. It is helpful to provide a current extract from the land register; for flats, the declaration of division; the energy performance certificate; a calculation of living and usable floor areas; and floor plans. Evidence of modernisation and refurbishment work confirms the property’s condition. For let properties, tenancy agreements are also required. If one or two documents are missing, this is not a problem. We will advise you on what can be obtained and what is actually required for the specific purpose.
