Brick-built, green-glazed tiled stove

Built in 1970 as a two-family house, this property is situated in a quiet, family-friendly part of Eichenau and boasts an exceptionally spacious, park-like plot of approximately 1,754 m² with a lovingly landscaped garden, a covered terrace and several outdoor seating areas. The house comprises two floors with identical layouts, plus a basement. Each floor features four rooms, a kitchen, a bathroom, a guest WC and a storage cupboard – complemented on the ground floor by a wraparound terrace and on the upper floor by a south-west-facing balcony. As part of a renovation, both units can easily be combined to form a spacious detached house.

Characterful details such as classic oak parquet flooring, a historic green-glazed tiled stove and wooden doors with brass fittings define the interior. The bathroom on the upper floor, which benefits from natural light, was modernised in 2015; further refurbishment work carried out in recent years has included the parquet flooring, sanitary fittings, the plumbing in the cellar, and the balcony and terrace. However, to fully meet today’s living standards, a comprehensive modernisation is still required.

The garden, with its mature trees, arbour and stone oven, forms the heart of the property. A double garage comprising two single garages completes the offering. A particularly attractive feature: the rear section of the plot, which has not yet been fully utilised under planning regulations, offers development potential for around 212 m² of additional living space – ideal for your own development or as an option for a future sale.

Eichenau is situated in the district of Fürstenfeldbruck, just around 20 kilometres west of the state capital, Munich. This independent municipality, with a population of around 11,500, combines a family-friendly infrastructure with a high quality of life and leisure activities, as well as a thriving community and social life. Ever since its foundation, Eichenau has been regarded as a ‘garden city’ – a character that is still evident today in its spacious plots, mature trees and quiet, leafy residential streets.

The property itself is situated in one of the town’s oldest and greenest residential areas: central yet exceptionally peaceful. A short walk or cycle ride takes you to a wide range of shopping facilities and numerous everyday amenities. For families, Eichenau offers a range of nurseries and two primary schools; in the neighbouring municipalities of Olching, Puchheim, Gröbenzell and Fürstenfeldbruck, there is a choice of secondary schools covering all types of education.

Sports and leisure facilities are also right on your doorstep: the golf clubs in Olching and Puchheim are within easy reach, lakes for swimming are conveniently accessible by bike, and there is an indoor swimming pool in Olching. Tennis, horse riding and other sporting activities are also available in the immediate vicinity – as are extensive woodland and meadow areas right on your doorstep. The Fünfseenland region, with its popular sailing spots, is just a few minutes’ drive away.

Connections to Munich are provided by the ‘Eichenau’ S-Bahn station, approximately 1.5 kilometres away (about a 6-minute cycle ride), from where the S4 line takes you quickly and comfortably into Munich city centre. Alternatively, Puchheim railway station is a similar distance away.
