Munich - Lochhausen

High-quality designer home with luxurious furnishings, heat pump and PV from 2021

Coolness and comfort, minimalism and a family atmosphere, a clear design language and high-quality materials: this semi-detached house, completed in 2021, impresses with its individuality, prestige and exceptional standards of material quality, craftsmanship, aesthetics and comfort. The current owners contributed their ideas during the construction phase, resulting in a one-of-a-kind home that is rich in detail and ideally suited to the needs of a family. Florian Wiesler from the multi-award-winning firm WSM Architekten was responsible for the extremely successful design.

A clean Eggersmann kitchen with Gaggenau appliances, fully designed in Fenix, a smart home system, exposed screed and oiled solid oak floorboards, a panoramic fireplace, a central ventilation system, valuable joinery fittings and exclusive bathroom design by Agape32 are just a few examples of the value of this property. Thanks to energy-efficient construction and sustainable heating, the house achieves energy efficiency class A+ according to the ENEV calculation certificate for the building application.

The space on offer extends over approx. 149 m² and includes living, dining and cooking areas, two children's rooms with dressing rooms and a children's bathroom as well as a luxurious master floor. There are further interesting areas in the basement. Last but not least, the location, which combines proximity to nature with short distances to Munich city center, deserves special mention. A generational change is becoming increasingly apparent in this historically grown, intact residential area.

Location

Located in the west of Munich, the Lochhausen district is an up-and-coming residential area that combines short distances to Munich city center with rural flair. Here you will find a historically grown, intact environment; families in particular appreciate the nature-loving life close to the city. Traditional farms still farm here, and there is also an award-winning butcher within walking distance, which even residents from neighboring districts drive to; there are also riding stables in the immediate vicinity. A generational change is taking place in Lochhausen, with traditional buildings being replaced by modern architecture. As a result, this district is undergoing dynamic change.

There are many beautiful recreational areas around Lochhausen. Langwieder See and Lußsee are two of the most popular bathing lakes in Munich's urban area. The Aubinger Lohe invites you to take long walks all year round and is a tobogganing paradise in winter. Shopping facilities for daily needs can be found at
