Wood-Burning Panoramic Fireplace

A spacious, well-designed floor plan, a sun-drenched atmosphere and high-quality, well-maintained fittings make this property an ideal family home. The property spans approximately 208 m² and comprises an attractive living/dining area with an open-plan kitchen, up to five bedrooms, a master dressing room and three bathrooms. The basement features two cosy hobby rooms, some of which are naturally lit, a further shower room, as well as storage and utility areas. A sunny garden extends the living space outdoors.

The property was built in 2006 and is in a very well-maintained condition. Oak strip parquet flooring with underfloor heating, a wood-burning fireplace, a fitted kitchen from a leading brand and white panelled doors create a timelessly attractive home with a cosy atmosphere. During the planning stage, the focus was on a well-thought-out, family-friendly layout and large windows that allow an unobstructed flow of light. As a result, all the living rooms and bedrooms exude a cheerful Scandinavian feel, even on overcast days.

Particularly noteworthy is the absolutely quiet location in an established, well-preserved residential neighbourhood. At the same time, nurseries, a selection of schools, shopping facilities and the S-Bahn station are all within easy walking distance. Neubiberg offers families a pleasant living environment with numerous amenities, plenty of leisure activities and short journeys into Munich city centre.

Neubiberg lies immediately south of Munich, bordering the state capital. This independent municipality is part of the Munich district and offers its approximately 15,000 residents a perfect, extremely family-friendly infrastructure, well-established neighbourhoods and a vibrant community life. With its old village church and traditional farmsteads, the historic town centre still exudes a village-like charm to this day.

As well as (organic) supermarkets and discount stores, the town also boasts a range of unique, upmarket shopping options and a diverse selection of restaurants; a well-stocked Edeka supermarket is within walking or cycling distance. The nearby Neuperlacher PEP shopping centre houses around 135 shops under one roof. In Neubiberg, there are several nurseries to choose from, including Waldorf-style facilities. Sprengel Primary School is about a twelve-minute walk away. Other types of school are also within easy reach. The popular Neubiberg Grammar School underwent a complete refurbishment in 2013/14 and now boasts modern facilities. In addition, there is a Montessori school (pre-school, primary and secondary school) within walking distance of the detached house on offer here. The European School in Munich-Perlach is only about four kilometres away.

Neubiberg also offers excellent leisure and recreational facilities. The ‘Hachinger Tal’ landscape park is ideal for skating, cycling, picnicking and much more. The ‘Neubiberg’ S-Bahn station (lines S2 and S7) is about a seven-minute walk away, whilst the ‘Neuperlach Süd’ underground station (line U5) is about a nine-minute cycle away or can be reached by bus.
