Set within a particularly magnificent, spacious garden plot, this listed historic gem, dating from 1902, stands out. Thanks to its enchanting façade, featuring a front-facing conservatory, a side bay window, Art Nouveau stucco ornamentation, period windows and shutters, this city villa makes a striking impression.

Herringbone parquet flooring, original box windows, beautiful Art Nouveau doors and ceiling heights of up to 5.90 metres in an impressive studio space create a very inviting historic ambience. The villa was built to a design by the Rank brothers, who, in Munich, created not only upper-class city villas but also buildings that shaped the cityscape, such as the Deutsches Theater, the south wing of the Deutsches Museum and the Bamberger Haus in Luitpoldpark. The villa on offer here made history, as it was the first time in Munich that ‘béton armé’ was used according to the then-groundbreaking Hennebique process.

The property is spread over three residential floors and covers approximately 250 m². It comprises seven rooms, a charming conservatory and four bathrooms. The basement houses hobby, utility and storage areas. Behind the house lies a virtually secluded garden paradise, perfect for play, relaxation and entertaining guests. This historic half of the villa was modernised in 1984 and is in a well-maintained condition. The gas heating system dates from 2017.

This listed semi-detached villa is situated in a privileged, very peaceful location, not far from the historic palace walls. Nymphenburg is one of Munich’s very finest residential areas, offering the highest quality of life and a sophisticated community. Its proximity to Nymphenburg Palace, with its extensive parkland, creates a unique way of life throughout the year.

Stately properties with mature gardens characterise the neighbourhood. Particularly noteworthy is the excellent, family-friendly infrastructure. At nearby Romanplatz, you’ll find everything you need for daily life (supermarket, chemist’s, bakery, pharmacy, dry cleaners, bookshop, wine shop, bank and doctors’ surgeries). From hockey and football to tennis: within walking distance, the ESV offers a varied programme for the whole family at its attractive sports facilities. There is also a yoga and dance studio nearby.

The neighbourhood offers a choice of both municipal and excellent private nurseries (Wichtelakademie, Elly & Stoffl, International House for Kids). The primary school on Südliche Auffahrtsallee is within easy walking distance via quiet side streets. There are also excellent secondary schools in the area, including the private Nymphenburg Schools and the Maria Ward Schools (both offering both Realschule and Gymnasium streams), as well as the Käthe Kollwitz Gymnasium.
