This property, which we are offering for sale on an exclusive basis, is a truly unique vantage point with breathtaking panoramic views of the fascinating mountain landscape. Thanks to its unobstructed hillside location, fantastic sweeping views open up across meadows, fields and woods to the majestic peaks of the Bavarian Alps. The Chiemgau Alps and the Wendelstein massif form part of this magnificent panorama.

The property is situated on a 1,647 m² sun-drenched plot and comprises two separate buildings: a country house with a living area of approx. 182 m² and a partially modernised semi-detached house with a living area of approx. 146 m².

Particularly noteworthy is the absolutely peaceful, idyllic location on the outskirts of the village, yet close to the village centre with all the amenities needed for daily life. The residential area impresses with its spacious plots and well-maintained, low-density development. The two buildings are complemented by a magnificent, mature garden with a large pond. This extremely attractive property, which offers flexible use and potential for development, is rounded off by a double garage and a three-car carport.

Feldkirchen-Westerham is a charming, unspoilt town with a population of around 11,300 in the Upper Bavarian district of Rosenheim, nestled gently in the picturesque pre-Alpine landscape between Lake Tegernsee and Lake Chiemsee. The Mangfalltal Fauna-Flora-Habitat area borders the town. The River Mangfall winds its way through the landscape, flowing from Lake Tegernsee; idyllic riparian woodlands, valley slopes, beech forests, hillside woodlands and ravine forests, as well as calcareous tufa springs, characterise the natural environment.

The property on offer here is situated in an absolutely peaceful, idyllic location on the outskirts of the village, close to a small wood, yet still within easy reach of the centre with shopping facilities in the immediate vicinity. There are nurseries and schools of all types in the village and the surrounding area. There is a harmonious community spirit and a vibrant social life with numerous clubs and festivals. The Mangfalltal Golf Club is just a few minutes’ drive away, whilst the Mangfalltal Valley premium golf resort, featuring a 27-hole designer course, is only a few kilometres further on. Particularly worth noting is the proximity to Aying, with its widely renowned brewery inn, as well as Maxlrain Castle, which hosts numerous summer events. Lake Tegernsee, with its exclusive facilities including excellent hotels, spas and restaurants, is also within easy reach.

By car, it takes around 40 minutes to reach Munich city centre. From Westerham station, the regional train runs to Donnersberger Brücke and on to Munich Central Station. From Valley/Kreuzstraße, the S7 service runs into Munich city centre.
