The area is not covered by a qualified development plan. The land use plan of the state capital Munich designates this area as a "pure residential area" (WR). Without a qualified development plan (
), building law is governed by § 34 BauGB (German Building Code) – the type and extent of building use must fit in with the character of the immediate surroundings. The so-called city base map specifies a front building line for the property that is set back approximately 5 meters from the street (
). There is also a rear building line. The resulting building space extends across the entire width of the property (clearance areas must be taken into account) and has a depth of 15 meters.

The building line structure is largely intact, but there are already minor encroachments on the rear building line in the neighborhood. To secure the potential building rights, the owners have obtained a preliminary building permit.
