This exceptional property offers light-filled, family-friendly living, combined with a wide range of potential uses on a lush, mature plot. The complex comprises an architecturally sophisticated, generously proportioned main house with the character of a villa and a completely self-contained, two-storey annexe with a basement. Together, the two buildings offer a total living area of approximately 364 m² and an extremely versatile range of possibilities. Whilst the main house has the potential to serve as a prestigious family home, the charming annexe is ideally suited as a stylish guest house, a workspace or for other bespoke uses.

Ideally laid-out rooms, exquisite Carrara marble floors and bathrooms, an elegant fitted kitchen dating from 2021, as well as a sauna area and bespoke fittings create a highly attractive living environment. This exceptional property is complemented by a triple garage with pre-wiring for electric vehicles.

The absolutely peaceful, unspoilt location in Großhadern combines easy access to Munich city centre with proximity to the idyllic ‘Fünfseenland’ region, in particular Lake Starnberg with its fantastic sailing areas and golf courses.

Everything you need to know about the property and its location, including a detailed description and planning documents—we’d be happy to send you our comprehensive property profile. We’ll send it by email and, if you’d like, by mail as well.

Hadern is one of the sought-after, traditionally developed residential areas in south-west Munich and offers an exceptionally well-maintained, unspoilt and green living environment, characterised in part by detached and semi-detached houses. Hadern is currently undergoing a generational shift, with many young families settling here.

The infrastructure is excellent and very family-friendly. The pretty centre of Hadern, centred around the old parish church of St Peter, exudes a charming village atmosphere; here – as on Fürstenrieder Straße – there are numerous shopping facilities as well as restaurants and beer gardens. A well-known local highlight in Großhadern is the Widmann patisserie. The neighbourhood offers a choice of several nurseries and schools, including Waldorf and Montessori options, several primary schools and the renowned Derksen private grammar school.

This location also offers excellent leisure opportunities. The nearby Forstenrieder Park is ideal for walking, jogging and cycling. Both the Garmisch and Lindau motorways (A 95, A 96) are just a few minutes’ drive away and lead directly to Lake Starnberg and the Alps. There are several golf courses in the vicinity.

The nearby ‘Haderner Stern’ underground station (U6) provides a fast, direct connection to Schwabing and Munich city centre. A school bus runs from Hadern to the Munich International School in Starnberg.
