The area is not within the scope of a qualified development plan. The land use plan of the City of Munich depicts this area as a "purely residential area" (WR). Without a qualified development plan, building law is governed by Section 34 BauGB - the type and extent of building use must fit in with the character of the immediate surroundings. The so-called city base map defines a front building boundary for the area, which is mostly set back approx. 5 meters on the street side. There are no other building boundaries or building lines in the rear area. New development is therefore not restricted by such specifications. There are other hammer plots in the quadrangle. The development mainly consists of buildings with two full storeys and attic storeys or recessed terraced storeys above.

The owners have obtained a preliminary building permit to secure potential building rights. This defines the main features of a possible new development.
