What is meant by a land register?

Land and rights equivalent to land (e.g. heritable building rights) are a delimited part of the earth's surface (§ 905 BGB) and are registered in the land register.

The land register is an official, conditionally public register of plots of land in which, for example, the ownership structure and, where applicable, rights associated with the plot of land and encumbrances on it are recorded. Pursuant to § 3 GBO, each plot of land is given a special place in the land register (land register page).

The land register sheet is to be regarded as the land register for the property within the meaning of the Civil Code. All deeds and court records which have led to entries are archived in the land file.
