A stunning enclosed farmstead with a vineyard and historic tower, situated on a sunny hillside in the heart of South Tyrol in the Terlan wine-growing region. The vineyard comprises 2.2 hectares of vines, including Pinot Blanc, Sauvignon, Chardonnay and Merlot, as well as approximately 5 hectares of woodland. The historic medieval tower was built in the 14th century and has recently been completely renovated to modern building standards, with its 321 m² divided into two residential units. The work was completed at the end of 2022. From the tower, one can enjoy stunning views across the Adige Valley and the surrounding mountains. The second residential building comprises a total of four residential units covering 327 m², complete with parking spaces and ancillary facilities. The building was renovated in 2021 with regard to its external envelope (façade and roof) and features a modern heating system using gas and a heat pump, as well as a photovoltaic system with energy storage and an electric vehicle charging point.
It would make sense to use the tower for private use and to continue letting the four residential units in the neighbouring building as an investment property, as is currently the case.
Terlan is a well-known municipality in South Tyrol, situated between Merano and Bolzano, renowned for its wine production and picturesque landscape. Terlan Pinot Blanc is internationally renowned and is characterised by fruity aromas of apples, pears and citrus fruits. It may also exhibit a subtle hint of almond and a pleasant minerality. The Terlano wine region is known for its calcareous soils and alpine climate, which can lend the wine a distinctive terroir character. The area around Terlan is characterised by vineyards, orchards and green mountains. The region is popular for walks and cycle rides that wind through picturesque villages and idyllic countryside.
