The property being offered is the lot with parcel number 1711/5 and an area of 792 m². The existing building currently located on the property (a small single-family home from the 1960s) is not considered worth preserving
due to its condition and size. The neighborhood development that has emerged in recent years makes much more efficient use of the available land. For this reason as well, the feasibility of new development on the property is presented below.

The property is not located within the scope of a qualified zoning plan. The municipality’s land-use plan designates this area as a “Pure Residential Zone” (WR). In the absence of a qualified zoning plan, building regulations are governed by Section 34 of the German Building Code (BauGB)—the nature and scale of the building’s
use must blend in with the character of the immediate surroundings. The immediate vicinity consists of single-family homes, semi-detached homes, triplexes, and smaller apartment buildings with underground parking garages. The building height typically consists of two full stories and a converted attic above, which is not counted as a full story.

To determine the maximum building rights, the owners obtained a building permit for a multi-family residence as early as January 2026. According to this permit, two full stories, each with a gross floor area of approximately 237 m², have been approved. Above this is an attic with a gable roof (28-degree pitch) featuring a cross gable and an approximately 1-meter-high knee wall, providing additional, highly usable living space within the same gross floor area.

Given this, the following value-relevant floor area would result, for example, in the configuration comprising the ground floor plus the first floor and the converted attic (value-relevant area set at
²⁄₃; rounded):

approx. 237 m² on the ground floor
approx. 237 m² on the first floor
approx. 158 m² in the attic (as a non-full story)

This results in a total of approx. 632 m² of total floor area relevant for valuation. Assuming a conversion factor of 0.9, this would result in approximately 569 m² of living space.

Location

Located southwest of Munich, Gilching is one of the well-established residential communities in the Munich area. Well-maintained single-family homes, small apartment buildings, and modern new developments characterize the town’s established character. The proximity to nature and the charming recreational areas southwest of the state capital offers excellent recreational opportunities.
