The lot is currently occupied by an existing building constructed in 1968, the structural condition of which no longer makes its preservation economically or technically feasible. The developability of the property was assessed based on Zoning Plan No. 44 of the Municipality of Planegg and is as follows:

The minimum lot size is 800 m² for a single-family home and 600 m² for a semi-detached home. Given the size of the lot in question, a single-family home can therefore be built. The floor area of the main building is precisely defined by the zoning plan and amounts to 244.5 m².
