A prime location surrounded by nature: a 1,150 m² lot with a spacious garden

The building lot offered here, with parcel number 490 in Planegg, covers an area of approximately 1,150 m². The property is currently occupied by an existing building constructed in 1968, the structural condition of which no longer makes its preservation economically or technically feasible. The developability of the lot was assessed based on Zoning Plan No. 44 of the municipality of Planegg and is as follows:

The minimum lot size is 800 m² for a single-family home and 600 m² for a semi-detached home. Given the size of this lot, a single-family home may therefore be built. The floor area of the main building is precisely defined by the zoning plan and amounts to 244.5 m². Accordingly, with two possible full stories, the total allowable floor area is approximately 295 m². In addition, an attic may be built as a non-full story.

Under these conditions, a development consisting of a ground floor, an upper floor, and a converted attic results in the following floor area relevant for valuation (with the attic counted as 2/3 of its area):

approx. 147 m² on the ground floor
approx. 147 m² on the upper floor
approx. 98 m² in the attic (as a non-full story)

for a total of approximately 392 m² of total floor area relevant for valuation.

Assuming a conversion factor of 0.85, the following living area results (excluding terraces, balconies, or hobby rooms): 392 m² × 0.85 = approximately 333 m² of living area.

A limited personal easement must be taken into account for new construction. This stipulates that, in the northern part of the property, a 6-meter setback from parcel number 478/13 must be maintained, provided that no garage is built adjacent to the garage on the dominant property.
