Living with a Sense of Well-Being

Just a five-minute walk from the shores of Lake Wörth and nestled within a beautifully mature garden, this detached country house, situated on a quiet residential street, exudes a peaceful atmosphere and delights with its views of the countryside.

Light-filled rooms, a welcoming ambience and a family-friendly layout characterise this detached house. A designer kitchen, numerous bespoke fitted units, a wood-burning fireplace, maple parquet flooring and natural stone floors combine cosiness and comfort. Spanning two levels, the spacious layout features an open-plan living area, a designer kitchen with a pantry, a dining area in the extension characterised by large glass fronts, a study, three to four (bed)rooms, two bathrooms and a guest WC. A separate external entrance leads to the basement, which offers spacious, versatile areas, including a hobby room with a shower room and sauna, as well as several storage and utility rooms. The property is complemented by boiler and cellar rooms, a garage with a basement offering additional storage space, and outdoor parking spaces.

Built in 1974, this Isartal timber-framed house combines distinctive architecture with Upper Bavarian tradition and a tasteful interior design in a classic-modern style. Since 2000, the house has been continuously modernised and reinterpreted with a keen sense of its character. A highlight is the enchanting garden with its mature trees, which was redesigned from 2001 onwards with great attention to detail. Several terraces and a vine-covered pavilion invite you to linger amongst the greenery. Depending on the season, the mature trees offer charming views stretching as far as Lake Wörth.

The Upper Bavarian ‘Land of Five Lakes’ is one of Germany’s most beautiful regions. Situated just some 25 kilometres on the outskirts of Munich, this idyllic pre-Alpine landscape combines relaxation in natural surroundings with excellent transport links to the state capital. Alongside Lake Starnberg and Lake Ammer, Lake Wörth in particular is enjoying growing popularity. Its exceptionally clear, turquoise-blue water, pleasant swimming temperatures and atmospheric evenings on the shore lend the region a very special charm. The family-friendly atmosphere and high quality of life make the lakeside communities some of the most sought-after places to live in the Munich area.

This country house, offered exclusively by us, is situated in a quiet part of Wörthsee on a lovingly landscaped garden plot. Families benefit from short distances: a nursery is within easy walking distance, and the primary school is also located locally. The wide range of leisure activities on offer is also worth highlighting. The renowned Wörthsee Golf Club is only about ten minutes’ cycle ride away; furthermore, there are tennis courts, horse riding facilities, sailing clubs and numerous local recreational areas in the immediate vicinity. The Steinebach S-Bahn station, approximately two kilometres away (S8 line with a direct link to the airport), provides a convenient connection to Munich and the airport, whilst the nearby A96 motorway ensures quick access to Munich city centre.
