A rural idyll, a family-friendly environment and a short commute to Munich city centre: this detached house makes the dream of a life close to nature on the outskirts of the state capital a reality. It is a Baufritz house built using timber-frame construction, designed to meet high environmental standards. In 2023, the eco-house company Baufritz was awarded the Federal Environment Prize. Thanks to high-quality insulation, triple-glazed windows and a modern ventilation system, the house also impresses with a contemporary energy concept and a pleasant indoor climate.

The property spans two residential floors and offers a living area of approximately 188 m². The ground floor comprises a living room, dining area, kitchen and a shower room. The upper floor features up to four bedrooms, a dressing room and a bathroom. There are three bathrooms in total. The well-maintained fittings include a panoramic fireplace, a Werkhaus kitchen and parquet flooring in the living and bedrooms. An attractively landscaped garden with a covered outdoor seating area, barbecue area, fruit trees and berry bushes surrounds this charming home. A garage and an outdoor parking space complete the property.

The detached house is nestled in a well-maintained residential neighbourhood with low traffic. The location combines proximity to the centre of Höhenkirchen – with shops for everyday needs, an organic food shop, a weekly market, a post office, a chemist, an optician and restaurants – with proximity to the great outdoors. The Höhenkirchen Forest is just a few minutes’ walk away, inviting you to go jogging, cycling or take long walks. The proximity to the local primary school is also worth highlighting. There is also a secondary school right in the village.

Situated in the sought-after south-east of Munich, Höhenkirchen-Siegertsbrunn combines proximity to mountains and lakes with easy access to the city. Höhenkirchen has the character of a garden city set amidst nature. Plenty of green space and well-maintained housing characterise this unspoilt, independent municipality with a population of around 11,000.

Particularly noteworthy is the house’s absolutely peaceful location in an established, traffic-calmed residential area. Its position on a cul-de-sac, with access restricted to residents only, creates a particularly pleasant environment where children can play carefree – ideal for families. The local infrastructure is also exceptionally family-friendly. Höhenkirchen and the neighbouring municipalities of Hohenbrunn, Ottobrunn and Brunnthal offer many amenities and a vibrant community life – from numerous shopping facilities, weekly markets and festivals to sports and leisure facilities. Horse riding facilities and the nearby golf courses in Harthausen and Brunnthal also provide plenty of variety.

In Höhenkirchen-Siegertsbrunn, there are nursery schools, two primary schools (one of which is 650 metres away) and a grammar school. In neighbouring Hohenbrunn, there is a Montessori school. In addition, a new secondary school is currently being built in Hohenbrunn. The European School Munich (ESM) in Munich-Neuperlach is about a 20-minute drive away. The railway station, a ten-minute walk away, offers excellent public transport links via S-Bahn line 5; you can reach Munich’s Marienplatz in under 30 minutes. The A8 motorway provides quick access to Lake Chiemsee and the most beautiful hiking and skiing regions in the Alps. The A99 ring motorway leads swiftly northwards
