Hohenbrunn - South of Munich

Exclusive architect-designed house with dream garden and heat pump in an idyllic location

Light-filled spaciousness, stylish furnishings and a perfectly structured floor plan lend this detached family home exceptional charm. Built in 2000, the architect-designed house conveys timeless, elegant villa flair and a special feel-good ambience.

The available space is spread over approx. 292 m². On the first floor, the living, dining and cooking areas have been interpreted in a spacious and modern way; there is also a study/guest room and a shower room. The upper floor offers three possible bedrooms and a bathroom. The mostly daylight basement houses further comfortably designed rooms, a sauna, a technical/utility room and an air-conditioned wine cellar. Some of the basement rooms have their own outside access and can be used as a self-sufficient unit. The highlight is a spacious, beautifully landscaped garden with perfect orientation to the east, south and west.

The high-quality and timelessly elegant fittings include cherry wood parquet flooring with underfloor heating, white mullioned windows, a fitted kitchen, fireplace, sauna, bespoke fixtures and a laundry chute. Heating is provided by a groundwater heat pump that was renewed in 2018. A double garage completes this sophisticated family villa in an absolutely idyllic location on the edge of the forest.
