The plot offered here has a total area of 600 m². It is currently developed with a building from 1960. The existing building does not fully utilize the building rights on the property. In the recent past, larger new buildings have been built in the immediate vicinity in terms of the number of storeys, mostly as semi-detached houses on similarly sized plots.

The development plan stipulates the open construction method. Development is permitted with a building structure with two full storeys and a convertible attic storey above with a roof pitch of 20 to 25 degrees. The maximum possible eaves height is 6 meters and the maximum plinth height is 50 cm. A floor area ratio of 0.4 is stipulated, the stipulated floor area ratio of 0.4 is no longer applied due to a large number of overruns in the planning area.
