Planegg - Würmtal

Charming property in a mature, natural residential setting

This approximately 995 m² lot is located in one of Planegg’s most sought-after residential areas, not far from the Gräfelfing municipal boundary. The green surroundings and the immediate proximity to expansive wooded areas give the location exceptional residential and recreational value.

An existing building from the 1950s stands on the property. The current structure does not fully utilize the building rights permitted under the applicable zoning plan, thus offering attractive potential for new development. Similar developments have already been completed on neighboring lots. The provisions of the legally binding zoning plan are decisive for future development.

The property’s charming, mature character, enhanced by its old trees, already lends it a special atmosphere. Combined with the attractive planning possibilities, this presents a rare opportunity to realize a custom new-construction project in an outstanding residential location.

Buildability

Complete demolition and reconstruction as a single-family home is also possible under Zoning Plan No. 44 from 1997. The plot ratio (GRZ) is 0.22 and the floor area ratio (GFZ) is 0.3. This could result, for example, in a two-story flat-roofed bungalow with a gross floor area (GFA) of approximately 150 m² on each level. If an attic suitable for residential use is additionally constructed as a non-full story, 10% of the permitted floor area must be located in the attic. The maximum value-relevant floor area would result from the building design featuring two full stories and a converted attic above them classified as a non-full story.

The total floor area of the full stories in this variant is calculated as follows:
lot area × floor area ratio minus 10% (995 × 0.3 – 10% = 269 m²). This area, distributed equally among the full stories, amounts to 134.5 m² per story. In the additional attic story—classified as a non-full story—67% of the area of the full story directly below it can be added as space suitable for residential use.

The floor area relevant for valuation is thus calculated as follows:
approx. 134.5 m² on the ground floor
approx. 134.5 m² on the first floor
approx. 90 m² in the attic
for a total of approx. 359 m² of total floor area relevant for valuation.

Assuming a conversion factor of 0.85, the living area is calculated as follows: 359 m² × 0.85 = approximately 305 m² of living area.

Location

Located between the big city and the Bavarian Alpine foothills, southwest of Munich, Planegg is one of the most sought-after communities in the Würm Valley. Historic, protected properties, well-maintained single-family homes, and modern new construction define this upscale neighborhood. The beautiful recreational areas of the Würm Valley, the proximity to Lake Starnberg, and the excellent access to downtown Munich offer an outstanding living environment.

The lot, which we are offering exclusively, is pleasantly quiet—just a few steps from the edge of the forest, a protected landscape area. Shops for daily needs (bakery, supermarket, deli) are within walking distance. Both downtown Munich and Lake Starnberg can be reached in about 20 minutes by S-Bahn.

Planegg is a family-friendly community with all the amenities: excellent shopping, kindergartens, and schools—
—at all levels. Doctors and pharmacies, banks and a post office, numerous clubs, and opportunities for tennis and horseback riding. The Kulturforum in the Kupferhaus offers a rich program for the whole family. The “Fünfseenland” region, with several golf courses and sailing areas, is very close by.
