The property was recently created through a physical division and has already been cleared. The following describes the building regulations in accordance with Qualified Zoning Plan No. 29 of the Municipality of Krailling and the requirements of the building permit issued on June 13, 2024.

The zoning plan stipulates open construction in this purely residential area; single-family and two-family homes are permitted. The minimum lot size is 500 m². Other key building regulations include a maximum wall height of 6.5 meters and a maximum ridge height of 10 meters. Any attic floor constructed may have a maximum roof pitch of 35 degrees. Thus, development is conceivable with a building structure comprising two full stories and an expandable attic floor above. The buildable area is specified in the currently valid zoning plan with an absolute value (GR 270), which still refers to the total lot size prior to actual subdivision.
