A rare find on the eastern shore of Lake Starnberg: a building plot in a quiet part of Berg

On the Kranzlberg in the Sibichhausen district of Berg, a plot of land measuring approximately 1,019 m² awaits you in a pleasantly secluded location. Nestled in mature, green surroundings and away from busier roads, set back from the street ‘Am Kranzlberg’ and accessed via a private driveway, it offers plenty of privacy and a unique living atmosphere.
The plot currently features a detached house built in 1965, renovated in 1969 and extended in 1970, whose technical specifications and structural design no longer meet today’s standards. From today’s perspective, a comprehensive refurbishment no longer makes economic sense; the focus is therefore on the possibility of a bespoke new build. A development study already drawn up by the planning consultancy INHOLZ illustrates the property’s potential.
The hillside location, the mature garden and the generous plot size open up a wide range of possibilities for a unique architectural solution – with attractive outdoor areas and charming views of the mountain backdrop, which could be showcased even more effectively in any future development. Even from the balcony of the existing building, the first glimpses of the Alps can be seen, whilst Lake Starnberg remains within easy walking distance.

The plot, measuring approximately 1,019 m² and bearing parcel number 1273/5, does not fall within the scope of a detailed development plan; in the municipality’s land-use plan, the area is designated as residential land (W). The assessment of a potential new development is therefore governed by Section 34 of the German Building Code (BauGB), according to which the nature and scale of the development must be in keeping with the character of the immediate surroundings.
A planning study prepared by INHOLZ demonstrates the attractive potential for new development: the plans envisage a floor area of around 150 m² (floor area ratio approx. 0.15), two full storeys and an attic with a gabled roof. In total, around 255 m² of living space could be created. A particular highlight is the roof terrace cut into the top floor, which, due to its elevated position, offers the potential for attractive mountain and panoramic views stretching as far as the Karwendel. Final approval must be confirmed with the relevant planning authority as part of a planning application.
