Property videos in Munich — moving images for premium sales
Spaces, sightlines and surroundings appear different in motion than they do in still images. That is why video production is an integral part of RIEDEL’s marketing remit, rather than an additional service.
The extent to which a property is showcased depends on its value. Every marketing campaign therefore begins with a valuation.
A film takes viewers on a tour of the entire house, showing how the rooms flow into one another, how the light changes throughout the day, and how the plots sit within their surroundings. At RIEDEL, property videos for high-end residential properties in Munich are produced in our own in-house marketing studio. Concept, filming and editing are all handled in-house rather than by an external service provider. For a family-run business based in Munich since 1982, the presentation is part of the consultancy service and not an outsourced ancillary service. Property owners can find local contacts at our branches in Munich and the surrounding area.
The decision will be made before the product launch
A photo gallery shows individual rooms, which the viewer must piece together into a whole. A property video in Munich, on the other hand, takes prospective buyers on a tour through the house: from the entrance, along the line of sight to the living area, and out onto the terrace. It is only in this context that the ceiling height, the view and the distance to neighbouring buildings become clear.
This changes who turns up for viewings. Prospective buyers who are not taken with the floor plan or the surroundings are less likely to book a viewing, and those who do come are already familiar with the property. For owners, this means fewer appointments with strangers in their own home. The decision on whether to film is therefore made before the property is put on the market. Once published, the video would be added retrospectively rather than being part of the original plan.
Property, location, history – the four formats
There are four formats to choose from, either individually or in combination. The format chosen to accompany a property in Munich as a promotional video depends on the layout of the property and the target buyer group.
The selection depends on the property and the target buyer group
A penthouse thrives on its views and the way the light falls; a house with a large plot on the aerial perspective; a listed historic building on the details that the camera needs to scan more slowly. Then there’s the target buyer group: viewers from abroad need more context about the surroundings than someone who is already familiar with the neighbourhood.
A property video for a Munich address is never the starting point, but follows the valuation. The extent to which the presentation can be developed only becomes clear once the scale of the project has been established. The process involved in this step is described in ‘Property Valuation in Munich’. In the top price segment – for example, with luxury properties in Munich – buyers expect a presentation of this calibre. There, a video is the norm rather than the exception.
Where the finished video will be played
A film only has an impact if it is shown where buyers are looking.
Portals and social media
On property portals, the video appears in the property listing alongside photos and a floor plan. For social media, this is turned into a short property video clip that piques viewers’ curiosity in just a few seconds and directs them to the full version. Video marketing for property in Munich therefore consists less of a single video and more of several edited versions of the same footage, one for each channel.
International prospective buyers
A video bridges the distance by serving as a substitute for an initial viewing whilst prospective buyers are not yet in the city. RIEDEL is part of the international property network run by Christie’s International Real Estate and, through this, reaches buyers who are not searching on German property portals. Christie’s International Real Estate explains how this network works. With discreet marketing, there is an additional task: a property can be shown to a select group in advance without anyone having to walk through the rooms.
Property videos in Munich with RIEDEL
Production takes place at the RIEDEL Marketing Studio – the very place where property brochures, online listings and buyer-facing content are created. The work therefore does not end with the handover of a file, as is the case with a subcontracting job. The video marketing for a Munich property follows the same approach as the rest of the marketing, and this is evident from the sequence of events alone, as the staging of the rooms is completed by the day of filming. The scope of this work is described in ‘Property Staging in Munich’. For this marketing work as a whole, RIEDEL was awarded the title of Estate Agent of the Year 2025 (Bellevue).
A video production in Munich as a one-off commission for a third-party property, however, is not part of the service offering. Filming is carried out for houses and flats that RIEDEL markets itself. The framework for this is described in ‘Selling Property with RIEDEL’.
Editing, colour grading and voice-over
Once filming is complete, post-production determines the overall effect of the footage. Editing sets the pace and sequence; colour grading harmonises the lighting moods across different rooms and shooting times; and a voice-over explains what the image alone does not show: year of construction, architecture and potential uses. The language and subtitles depend on whether the video is to be shown regionally or internationally.

Five steps to a finished film
There are five stages between the initial consultation and publication.
- Marketing concept and video briefing: identifying what the target buyer group looks for, what story the house has to tell, and what formats are required to convey this.
- Shooting schedule and property preparation: scheduling according to light and season, the sequence of rooms, and coordination with the styling and the residents.
- Shooting day: interior and exterior shots; aerial shots only where flight authorisation has been granted.
- Post-production: editing, colour grading and voice-over, plus short versions for social media.
- Approval and distribution: The owner reviews the final cut, after which the film is featured in property listings, online portals, on social media and across the Christie’s network.
How long this takes depends less on the editing and more on the filming date: a garden needs foliage, a terrace needs sunshine. A sale in January is planned differently from one in May. The filming date is therefore set by working backwards from the desired marketing launch date.
Preparing for the day’s filming
Part of the preparation is the responsibility of the owner. The rooms must be tidied up and, where necessary, decluttered, as the camera picks up on clutter more clearly than the human eye. Personal items such as photos, documents or nameplates must be removed beforehand, as must any vehicles with visible number plates in the driveway. If a staged shoot is planned, the property is furnished first and then filmed.
A drone video for a property in Munich also requires a preliminary check: it is not permitted to fly over all residential areas, and neighbouring properties or people must not be recognisably captured in the footage. Flights are only carried out where permitted and authorised.
In-house productions rather than stock footage
The regularly updated overview lists the houses and flats in the city and the surrounding area that have already been let.
