The listed property at ‘Prinz-Ludwig-Straße 7’ was built around 1900 as a palace in the Neo-Baroque style. The façade is magnificently designed with ornamental gables and rich stucco decoration, wrought-iron balconies and bay windows supported by caryatids. The spacious entrance hall with its historic staircase is particularly impressive.

The building is currently undergoing a complete refurbishment and is being restored true to the original in accordance with the guidelines of the Historic Preservation Office, at great expense. The work is being carried out to the highest standards of quality and craftsmanship.

A lift in a modern steel and glass design forms part of the modernisation measures, as does the installation of floor-to-ceiling glazed French doors with small balconies at the rear of the building.

The property is ideally oriented towards the south-west and north-east, with the inner courtyard facing south-west. The courtyard is also being completely redesigned, attractively landscaped and fitted with retractable single parking spaces; there is direct access from Barerstraße.

The office units are being offered for let exclusively by us and are almost complete – they are available for immediate occupation. Please refer to the specifications list in the appendix for further details and information on the fittings.

The spacious Karolinenplatz, built around 1800 and featuring an obelisk, is the central hub linking Karlsplatz and Königsplatz, the city centre and Schwabing, and the business and lifestyle districts. In the immediate vicinity – running parallel to Brienner Straße – is Prinz-Ludwig-Straße, a quiet residential street that was developed as an architectural ensemble at the end of the 19th century.

The property at ‘Prinz-Ludwig-Straße 7’ is ideally suited as a prestigious business location. The city centre is within walking distance, and the tram stops practically on the doorstep.
In the immediate vicinity lie the green spaces of the Museum Quarter, home to the Alte and Neue Pinakothek, the Pinakothek der Moderne and the spectacular new building housing the Brandhorst Collection.

For a business lunch or an after-work cocktail once the office has closed, there are trendy restaurants such as the “Perazzo” (Oskar-von-Miller-Ring), ‘Tresniewski’ and ‘Nido’ (both on Theresienstraße), ‘Lenbach’ (Ottostraße), the ‘Literaturcafé’ (Amiraplatz), the new ‘in’ Italian restaurant ‘La Baracca’ (Platz der Opfer des Nationalsozialismus) and the ‘Tambosi’ on Odeonsplatz are all within easy reach, as are the diverse cultural offerings at the opera house and the many theatres in the nearby city centre.
