Chalet meets design: a bespoke architect-designed house set amidst magnificent natural surroundings

This residence, as extraordinary as it is charming, lies just some 160 metres from the shores of Lake Walchensee – close enough to enjoy a spontaneous dip in the crystal-clear water at any time, and far enough away to completely block out traffic and day-trippers. The spectacular natural backdrop of the Heimgarten and the Herzogstand is an integral part of daily life and quality of living throughout the seasons. Plenty of space and tranquillity, fresh mountain air and impressive views characterise every moment in this unique setting.
The chalet was built in 1973 by a Berlin architect using sustainable timber-frame construction. The minimalist, Bauhaus-inspired architecture captivates with its impressive glass façades, which blur the boundaries between indoors and outdoors and bring nature into the home.
The living space spans approximately 145 m² and comprises a picture-perfect, light-filled living/dining area, a kitchen, a large, divisible bedroom and a bathroom. The basement features further very attractive and cosily designed areas, as well as an additional bathroom. A fireplace, a bulthaup kitchen, a sophisticated lighting scheme and a sauna are all part of the fittings. A spacious garage is adjoined by a small workshop. Further possibilities for personal use are offered by a studio container with a large window, which can be used in a variety of ways as an office or fitness area, as well as another shipping container, which serves as the perfect space for storing sails, surfboards and boats. Whether used as a primary residence or a holiday home, this chalet is a delightful hideaway amidst stunning natural surroundings, just around 60 minutes’ drive from the outskirts of Munich.
Walchensee: a dream destination – Bavarian Caribbean charm in summer, a Norwegian fjord atmosphere in winter. This property, which we are offering for sale exclusively, is situated in the climatic health resort of Walchensee, just around 160 metres from the lakeshore. Walchensee is part of the municipality of Kochel am See in the Upper Bavarian district of Bad Tölz-Wolfratshausen.
The location can undoubtedly be described as spectacular. Walchensee and the surrounding mountains form a unique natural idyll – and all this just around 60 minutes’ drive from Munich.
Once you’ve reached the top of the Joch via the Kesselberg, it takes your breath away when you catch sight of Lake Walchensee in all its turquoise-blue splendour, framed by the Tölz Alps and the Karwendel range stretching all the way to Tyrol! Water sports enthusiasts will be in their element on the lake’s glistening surface; the winds here are renowned far and wide. The Walchensee Sailing Club hosts the World Sailing Championships every year. And, of course, mountain lovers will find themselves in a hiker’s paradise here. Munich’s local mountain, the Herzogstand, is a real delight for skiers even in winter thanks to the Herzogstand cable car. Walchensee is also a perfect base for trips to Garmisch-Partenkirchen (approx. 25 minutes’ drive), Seefeld in Tyrol (approx. 30 minutes’ drive) and Innsbruck (approx. 45 minutes’ drive).
