Between Munich and Tegernsee: Modern terrace apartment in the renovated "Sticklhof"

This stunning, high-quality property is located in the charming town of Valley, nestled in the idyllic foothills of the Alps between Munich and Lake Tegernsee, and is easily accessible from the Bavarian capital by both car and public transportation. Golf enthusiasts can reach the Valley Golf Club, featuring a 27-hole designer course, in just a few minutes.

The residence was built in 2016–2017 as part of the comprehensive renovation of the “Sticklhof,” a historic estate belonging to the count’s castle estate dating back to 1850. For the restoration work, which was carried out with the utmost care and sensitivity, the developers at the time were awarded the “Miesbach District Monument Preservation Medal.” Today, the ground-floor apartment features historic cross vaults and highly exclusive finishes, all of which are also state-of-the-art from a technical standpoint. A luxurious built-in kitchen with a cooking island, oiled oak floorboards with underfloor heating, and high-quality custom-built fixtures define the prestigious ambiance. The renowned Munich interior design studio Natzet provided consulting services for the kitchen and interior design.

The floor plan also meets the highest standards. The layout includes a spacious living/dining area with an open kitchen and an impressive ambiance, two bedrooms, a guest room/study, three bathrooms, a walk-in closet, and a separate utility room. The spacious terrace with adjoining garden offers sunny outdoor spaces. Additionally, there are two adjacent underground parking spaces and a ground-level storage room. The apartment has previously served as a second home and is in absolutely pristine, extremely well-maintained condition.

Location

Valley is an enchanting, original community in the Upper Bavarian district of Miesbach, gently nestled in the Alpine foothills between Munich and Lake Tegernsee. Valley probably already had a certain significance in Roman times; today, the approximately 3,300 inhabitants enjoy the wonderfully peaceful, natural location of the village. The Mangfalltal and Taubenberg fauna and flora habitat areas and the Taubenberg bird sanctuary border the municipality. A short walk leads to the Mangfall, which meanders picturesquely through the landscape with its crystal-clear water, coming from the Tegernsee.

The high-class property is centrally and idyllically located between the church and the old castle. There is a rustic pub with a cozy beer garden next to the church; there is also a kindergarten and an elementary school directly on site. A wide range of shops is available in nearby Holzkirchen.

Munich city center can be reached by car in around 40 minutes. An even faster connection is provided by public transport: with the BRB from Holzkirchen you can be in Solln in 15 minutes and at Donnersberger Brücke in 23 minutes. The S7 from Munich ends in Valley-Kreuzstraße.

Kreuzstraße (S7), about 4.3 km by car, about 12 minutes by bike
Munich Central Station, about 38 minutes by BRB train from Darching, about 45.1 km by car
Freeway junction A8, approx. 5.2 km by car
Approx. 76.6 km by car, approx. 1 hour and 12 minutes by public transport from Holzkirchen
