The building permit covers the construction of a residential building as an extension to the existing single-family house with 3 parking spaces.

In addition to the existing single-family home with a gabled roof (built in 1952) and the single-story
border building with a very flat sloping pent roof (built in 1958), the approved amendment to building application 4.1-0669/23/V dated April 30, 2024, allows for the construction of a spacious extension to the west of the existing building. The new building will be structurally connected to the existing house, but will not have an internal connection and is designed as a separate residential unit.

The plan is for a residential building with a full basement and a floor area of just under 92 m². Three above-ground levels – ground floor, upper floor, and attic with mansard hipped roof – could provide a heated living space of around 187 m². The construction project will be complemented by a south-facing terrace measuring approx. 6.05 × 2.20 m and a total of three parking spaces, two of which will be in a planned new double garage. The extension will be used as part of the ideal co-ownership share with allocated special-use area.

In addition to the already approved, almost exhaustive extension variant, a more compact structure is also conceivable as an alternative – for example, a smaller extension to the existing single-family house, with no basement, a partial basement, or a full basement, depending on requirements. Such a solution could, for example, be planned as a timber frame construction or as a prefabricated module, enabling a short construction and assembly time on site.

Within the framework of the development plan (max. two residential units), a more compact extension could also function as an independently usable residential unit. The required allocation of space could also be reflected here in the course of establishing a condominium association via a special right of use. However, a corresponding building law concept has not yet been submitted or finalized
; initial drafts are available. The already approved extension variant serves as a reliable framework for orientation.
