The building permit covers the construction of a residential building as an addition to the existing single-family home, including 3 parking spaces.

In addition to the existing single-family home with a gable roof (built in 1952) and the single-story structure on the property line with a very gently sloping shed roof (built in 1958), the approved amendment to Building Application No. 4.1-0669/23/V dated April 30, 2024, the construction of a spacious addition to the west of the existing building. The new building will be structurally connected directly to the existing residential building but will have no internal connection and is designed as a standalone residential unit.

The plan calls for a residential building with a full basement and a floor area of just under 92 m². Across three above-ground levels—ground floor, upper floor, and attic with a mansard hipped roof—a heated living area of approximately 187 m² could be created. The construction project is complemented by a south-facing terrace measuring approximately 6.05 × 2.20 m, as well as a total of three parking spaces, two of which will be located in a planned new double garage. Use of the addition is governed by the ideal co-ownership share with an allocated exclusive use area.

In addition to the already approved extension design—which makes nearly full use of the available space—a more compact structure is also conceivable as an alternative—for example, a smaller addition to the existing single-family home, with no basement, a partial basement, or a full basement, depending on needs. Such a solution could, for example, be designed using wood-frame construction or as a prefabricated module, thereby enabling a short on-site construction and assembly time.

Within the framework of the zoning plan (max. two residential units), a more compact addition could also function as a self-contained residential unit. The required allocation of space could also be addressed here through the establishment of a condominium association (WEG) via a special right of use. However, a corresponding building plan has not yet been submitted or finalized; initial drafts are available. The already approved extension variant serves as a reliable framework for guidance in this regard.
