P10 - Bedroom

Neuhausen-Nymphenburg is one of Munich’s most prestigious residential areas. Its proximity to Nymphenburg Palace, with its magnificent parks, the approach avenues and the Nymphenburg Palace Canal, defines this sophisticated, sought-after neighbourhood.

The P10 is a small, elegant residential building comprising just five highly exclusive flats spread over three storeys. Thanks to their perfect south-facing orientation, all flats are bathed in sunlight and bright. The balconies and terraces belonging to the flats extend the living space pleasantly into the greenery. The building’s own underground car park offers spacious, ground-level parking spaces – each with a lockable electrical connection for charging an electric vehicle.

The fittings are exceptionally elegant. Oiled solid wood parquet flooring, a fireplace connection in every flat, underfloor heating with individual room controls, walk-in showers, high-quality tiles or porcelain stoneware in bathrooms and WCs, complemented by designer taps from Dornbracht and sanitary ware from Bette and other brand-name manufacturers.

So far, so good. But the ‘hidden qualities’ are also impressive: a solar panel system on the roof, heat recovery and heat exchangers ensure low energy consumption and, in the truest sense, ‘comfortably tempered living’. And as everything is networked via the intelligent Gira KNX system, it can also be controlled precisely and with the utmost convenience, via an app or tablet.

Neuhausen-Nymphenburg is one of Munich’s very finest residential areas – close to the city centre, yet quiet and green. Avenues lined with magnificent trees and historic buildings characterise this highly sought-after, upmarket neighbourhood.

Despite the green surroundings, transport links to the city centre and the wider infrastructure are excellent. Buses and trams run from Romanplatz; tram line 17 takes just under ten minutes to reach the main railway station, whilst line 12 takes a few minutes to reach Rotkreuzplatz, where there is an underground connection. The airport can be reached by car in around 30 minutes.

The neighbouring Romanplatz offers everything you need for daily life: supermarkets, fruit stalls, a bakery, a chemist’s, a dry cleaner’s, a bookshop and wine shop, a post office, banks and doctors’ surgeries. In addition, the nearby Rotkreuzplatz offers further upmarket shopping options, such as the Italian delicatessen Garibaldi and the Galeria Kaufhof with its gourmet department.
