Living area

A four-unit development in a classic-modern architectural style is being built on a sunny south-east-facing plot. The attractive design is by the Munich-based architectural practice LMT3. Particular emphasis has been placed on large windows, family-friendly yet flexible floor plans, optimal use of space and high-quality fittings. Each townhouse is allocated a duplex parking space. The four townhouses on offer are mirror-image designs, but differ in terms of living space. The ground floors comprise a living room, dining area and kitchen, including a guest toilet and storage room. The upper and top floors each house two lovely bedrooms (or children’s rooms) and a bathroom. The studio-style top floors can be used, entirely according to individual preference, as master floors with a bedroom and a dressing room/study. Hobby, utility and storage areas are located in the basements. Each townhouse is extended by a terrace leading onto a private garden. To ensure the greatest possible individuality, the plots are physically divided. Floor-to-ceiling windows with glass balustrades, parquet flooring with underfloor heating, and minimalist bathroom design featuring sleek sanitaryware, floor-level showers and large-format porcelain tiles create a welcoming living atmosphere. Living, dining and cooking go hand in hand. Ideally laid-out living areas combine these functions in an elegant, relaxed manner. The open-plan kitchens meet all the requirements of a modern, family-friendly lifestyle and create spacious, informal living spaces. We love light and air. Large, predominantly floor-to-ceiling windows with glass balustrades lend the façade a sense of transparency and give the rooms a wonderfully light and airy ambience. Furthermore, every townhouse has a sunny private garden.

Thanks to its central location close to the city centre, Laim is one of the most popular residential areas in the west of Munich and offers a very pleasant, family-friendly environment: established neighbourhoods comprising mainly detached and terraced houses as well as small blocks of flats, plenty of green spaces, a well-maintained infrastructure and excellent transport links to the city centre.

At the nearby Hönigschmidplatz, there is a shopping centre with bakeries, a butcher’s, a chemist’s, hairdressers, a florist’s and stationers’, a pharmacy, a drinks shop and two supermarkets. Fürstenrieder Straße, which is easily accessible on foot or by bike, offers a wide range of shopping facilities, banks, a post office and more. The nearby Westpark, Nymphenburg Palace Park, the Hirschgarten and the extensive green spaces of the tree nursery provide a variety of leisure and recreational opportunities. Just a few minutes’ walk away is a primary school offering lunchtime supervision and an after-school club. There is a choice of various municipal and private childcare facilities in the surrounding area. The nearby ESV offers a wide range of sporting activities for children, teenagers and adults, from tennis and football to hockey.

The “Laimer Platz” underground station is just a few minutes’ walk away. The “Laim” S-Bahn station (main line) is also easily accessible by bus. Bus routes 168 and N 78 are within walking distance on Guido-Schneble-Straße, whilst bus routes 51 and 151 run along Fürstenrieder Straße. Via the easily accessible A95 and A96 motorways, you can reach some of Germany’s most beautiful holiday destinations: the Alps, which are ideal for hiking and skiing, and the idyllic Fünfseen-Land region with its stunning golf courses and sailing areas. Munich Airport is only about a 35-minute drive away.
