A pioneering project by star architect Sir David Chipperfield, linked to the FALKENSTEINER Hotel Bozen WaltherPark

Right in the heart of Bolzano, WaltherPark – a visionary development comprising the FALKENSTEINER Hotel Bozen WaltherPark, a modern shopping centre and exclusive holiday apartments – is due to be completed by the end of 2025. The project was designed by Sir David Chipperfield, one of the most renowned architects of our time.
The apartments are all situated on the top floors: they are located in the project’s towers, which rise 15 metres above the green roof garden from the 3rd floor upwards. Generous panoramic windows offer a breathtaking view over the rooftops of Bolzano and into the mountain landscape of the Dolomites.
Residents benefit from the immediate proximity of the FALKENSTEINER Hotel Bozen WaltherPark, with its exclusive culinary, fitness and spa facilities – as well as a full range of shopping options, including the premium Italian supermarket ESSE LUNGA.
Two show flats have been completed and are already open for viewing. The other flats will be ready for occupation as follows, so that you can soon enjoy your holiday home in one of South Tyrol’s most sought-after locations:
TOWER : January 2026
Building A : early/mid-March 2026
Building A : end of March 2026
Building C : July/August 2026
Building D : July/August 2026
In total, there are around 40 flats available. We have selected six units here, which we will present to you in detail.
Bolzano, the capital of South Tyrol, is one of the most sought-after places to live in the Alpine region and uniquely combines a Mediterranean way of life with Alpine culture. Nestled within a stunning mountain landscape yet superbly connected, the city captivates with its distinctive charm, which harmoniously blends Italian light-heartedness with the Central European way of life. The old town, with its historic arcades, elegant boutiques and excellent restaurants, is just a stone’s throw away from modern cultural venues, well-maintained parks and innovative urban architecture.
Particularly noteworthy is the quality of life that Bolzano offers its residents: A mild climate with over 300 days of sunshine a year, a well-developed network of cycle paths, a wide range of leisure and sporting activities, as well as a high concentration of educational institutions, healthcare facilities and international companies make the city an attractive place to live for discerning people. Its proximity to the Dolomites, Lake Garda and major cities such as Milan, Munich and Innsbruck underlines Bolzano’s role as a strategically well-connected hub in Europe.
In Bolzano, stylish urban living meets the great outdoors and cultural diversity – a place that is both a haven of tranquillity and a starting point for an enjoyable, active and cosmopolitan lifestyle.
